Every Interstate Capital project begins with thorough market research and advanced analytics driven by our in-house technology platform (DevRE.AI). Leveraging proprietary tools, we identify undervalued off-market parcels within strategic Midwestern markets.

Once identified, our internal Land Entitlement Services team conducts comprehensive due diligence including concept planning, zoning analysis, utility assessments, environmental surveys (Phase I, Phase II, BEAs), geotechnical investigations, and detailed site analyses to ensure feasibility and optimal site selection.

With due diligence complete, Land Deal Services structures the transaction, including operating agreements, development contracts, option agreements, easements, and regulatory navigation. Our specialized deal structuring team secures critical public funding opportunities, tax abatements, Brownfield reimbursements, and incentives—significantly enhancing project economics and investment returns.

Our legal team, led by Chief Counsel Edward Dilone, navigates complex agreements, reducing risk through clear, favorable, and enforceable legal documentation.

Upon transaction closing, our vertically integrated entitlement group advances the project through full entitlement. This involves detailed master planning, stormwater management, site plan approvals, municipal meetings, and public engagement. Led by experienced entitlement directors like Jason Raleigh and Andrew Rossell, we coordinate with local authorities, ensuring alignment with municipal visions, zoning, and infrastructure readiness—resulting in quicker approvals and reduced entitlement risk. 

Concurrent to entitlement approvals, Land Construct Services oversees design, architectural plans, and budgeting. Our internal team prepares detailed renderings, concept floorplans, mechanical plans, and site improvement budgets. By integrating design and budgeting early, we maintain project viability, control costs, and set clear expectations for timelines and deliverables. 

After approvals, Land Construct Services leads site preparation and vertical construction. Site clearing, grading, demolition, utility extensions, and road improvements are coordinated seamlessly by Directors Andy Nesbitt and Jan Oostland. We manage permitting, construction scheduling, trade coordination, and quality control to ensure projects meet deadlines and maintain budget discipline. 

Throughout construction, Land Brokerage Services actively markets the property, leveraging local market expertise from strategic partners like Callander Commercial. Our brokerage division secures tenant commitments, coordinates leasing efforts, and manages dispositions—ensuring rapid occupancy and optimal asset monetization. 

Interstate Capital’s structured process doesn’t end at occupancy. We continue proactive asset management, tenant relationships, and strategic evaluations for disposition opportunities. Our vertically integrated platform and experienced executive leadership—including CEO Gregory Dilone Jr., President Michael Samhat, and CFO Tracey Vallejo—ensure ongoing operational excellence, meticulous financial oversight, and transparent investor communications.
