Managing Partner and CEO Gregory Dilone, Jr. provides overall strategic direction and leadership for the company. Responsible for shaping long-term vision, driving growth strategies, and ensuring that the company’s operations align with investor goals, Greg manages key relationships with investors, partners, and stakeholders, while overseeing high-level decision-making and organizational culture.

Greg is a seasoned real estate developer with diverse industry experience, driving significant growth initiatives in Michigan and beyond. That experience includes 1,500+ acres acquired, securing construction loans, limited partnership funding, and $60+ million in brownfield incentives.  As a general partner in over 20 developments, Greg has directed the acquisition of more than 500 acres of industrial development land.

Greg has played a pivotal role in facilitating a joint venture, Industrial Partners USA, between these firms, with a specific focus on speculatory industrial development in Southwest Michigan. His understanding of various manufacturing sectors, coupled with his marketing prowess and team-building skills equips him with invaluable insights into tenant needs and the ability to transform a greenfield site into a stabilized real estate assets.

Greg was recognized by Crain’s Grand Rapids as a Notable Leader in Commercial Real Estate (2023) and by Woodworking Network as a national “40 Under 40” (2019). He also champions workforce development, having launched an internship program with Oakland University and Macomb Community College in 2025.

Tracey Vallejo
Managing Partner | CFO

Managing Partner and CFO Tracey Vallejo has over 17 years of experience in accounting and auditing, representing billions in fund operations. Tracey manages lending relationships, oversees capital strategy, maintains financial controls, and supports investment analysis to ensure strong, risk-adjusted returns for investors.

Tracey leads financial planning, capital structuring, and investor relations. Responsible for overseeing financial strategy, managing lending relationships, tracking lending arrangements, managing budgets, and ensuring accurate financial reporting, Tracey plays a vital role in fund structuring, fund reporting, capital raising, risk management, and supporting investment analysis to maximize returns for investors. She handles fund accounting and reporting along with banking and investor relations.

Previously at Great Lakes Capital, Tracey brings nearly two decades of auditing and accounting experience across a diverse clientele base through her controllership and audit management for both a private manufacturing company and a public CPA firm located in the Midwest.

Tracey’s undergraduate degree is from Purdue University in West Lafayette, Indiana, and her MBA is from the University of Phoenix.

Sebastian Hesse
Partner | Director of Research

Sebastian Hesse leads market intelligence and analytical research to support the company’s industrial development strategy, leveraging spatial analysis to deliver actionable insights for site selection and investment decisions. His research and analysis supports industrial development across the Midwest, delivering data-driven insights on market trends and site selection that inform investment strategy, reduce early-stage risk, and enable faster, more confident decision-making.

Sebastian brings a rigorous analytic background rooted in scientific research and applied data analysis. He holds a Master of Science in Physical Chemistry and conducted advanced research at Kiel University, where he contributed to multiple peer-reviewed publications and also worked at the Swiss Light Source synchrotron facility (particle accelerator).

Sebastian has served as a scientific team lead at Germany’s Max Rubner Institute—a German federal research organization—building a strong foundation in data-driven analysis and translating complex information into clear insights that support strategic decision-making.

Andrew Weathers
Partner | Director of Data Analytics

Andrew Weathers leads the collection, interpretation, and presentation of data to support acquisitions, development, asset management, and investor reporting. Develops Interstate Capital’s proprietary analytic platform, DevRE.ai, uncovering market trends, evaluating property performance, and delivering actionable insights that guide strategic decision-making across the firm. He turns raw data into informed, real-time intelligence that fuels growth and efficiency.

Andrew has a strong foundation in logistics and data operations, having previously managed data-driven processes and client expectations in fast-paced environments. Since 2020, he has focused on building specialized knowledge in commercial real estate analytics, supporting strategic efforts with precision modeling and reporting.

Andrew’s experience in processing and controlling large datasets equips him to deliver clarity in complex investment scenarios. His ability to synthesize data into strategic insight makes him a key contributor to Interstate Capital’s data-centric approach to development.

Daniel Onifer
Partner | Director of Development

Daniel Onifer manages due diligence, design, entitlements, and construction, and manages the talents of the Interstate Capital team of consultants and building contractors to deliver the real estate components to meet the long-term strategic requirements of our tenants.

He comes from a career applying his architectural design, design-build contracting, and real estate development skills to a vast range of markets and products. Much of his career has been in the role of Sr. Director of Construction Services at an international industrial development firm. Additionally, Dan has had successful experiences in design-build and federal contracting, and as Construction Manager for the Tampa International Airport. 

Blending his experience with his team-building skills Dan has successfully delivered build-to-suit and re-purposing projects focused primarily in the logistics market, and has proven to be adaptable to all sectors of real estate projects, including office, retail, and structured parking. Under his direction, Dan has lead teams in the delivery of more than 5 million square feet of logistics products, mostly in support of the automotive industry in the USA, Canada, and Mexico. 

Dan’s education includes a Bachelor of Science degree in Architecture from Lawrence Technological University.

Jason Raleigh
Partner | Director of Engineering

Jason Raleigh is a design engineer and project manager with outstanding client communication skills and responsiveness. His extensive project portfolio and design experience helps Interstate Capital complete projects on time and within budget.

Jason provides direction on site planning, site engineering, and pre-construction permitting. He assists with site selection, site prioritization, and all due diligence related items to help determine which site and project will best serve the company vision and our tenants. Jason is responsible for planning development timing to ensure every project is delivered in a way that meets the needs of the tenant.

Jason brings over 18 years of civil engineering experience to the Interstate Capital team. Prior to joining Interstate Capital, Jason spent 9 years at AR Engineering serving as the Kalamazoo Team Leader and Senior Engineer. Jason's experience includes work on municipal road, utility, commercial, and residential projects, following them throughout the design and permitting phases and overseeing construction to ensure compliance with municipal and state requirements. 

Jason's portfolio consists of a range of projects from small commercial and large industrial projects to complex residential developments, schools, and medical campuses. He holds a Bachelor of Science in Civil Engineering from Western Michigan University.

Miguel Robledo
Partner | Director of Technology & AI

Miguel Robledo leads Interstate Capital’s technology strategy, data infrastructure, and automation initiatives across its vertically integrated development platform. He transforms data, systems, and processes into execution leverage, supporting acquisitions, development, operations, and investor transparency. Miguel applies an execution-first approach to building scalable technology and data systems that support the company’s development platform end-to-end.

Miguel brings a proven track record of driving measurable performance improvements through digital transformation, analytics, and process design. Prior to Interstate Capital, he led enterprise data and automation initiatives within large, complex operating environments, delivering outcomes that improved efficiency, reduced cycle times, and enhanced decision-making at scale. 

Miguel’s work has included building cloud-based reporting platforms, designing end-to-end data pipelines, and implementing operational systems that replaced fragmented, manual workflows. His work focuses on internal automation, proprietary analytics, and AI-enabled workflows that improve visibility, coordination, and speed across teams. By ensuring technology is practical, reliable, and tightly aligned with how the business operates, Miguel helps strengthen execution, accountability, and long-term platform performance.

Nick Krupa
Partner | Director of Corporate Operations

Nick Krupa is responsible for strengthening internal operations, improving coordination, keeping the team’s processes and priorities aligned as projects move from planning to active execution.

Nick leads corporate operations for Interstate Capital, overseeing the internal structure, coordination, and processes that support execution across the firm. He’s responsible for improving organizational efficiency, maintaining alignment across teams, and helping ensure projects move forward with clarity, accountability, and consistency.

Nick graduated from Central Michigan University with a degree in Real Estate Development and Finance. He brings that academic foundation to his role supporting internal operations, team coordination, and execution across Interstate Capital’s platform. His work focuses on helping maintain alignment, organization, and forward momentum as projects progress through multiple stages of development.

Michael Samhat
Strategic Advisor

Michael Samhat plays a key role in evaluating market viability and guiding the company's collaborative efforts with public and private stakeholders across major industrial developments.

Michael began his career in the automotive industry before transitioning to finance with Paine Webber and UBS Financial Services. Since 2006, he has focused on real estate, including shopping center development and more than a decade as president of an international industrial real estate firm. Michael has led many transactions with Fortune 500 companies in the automotive, e-commerce, and logistics sectors.

He's also played an instrumental role in several transformative Detroit-area projects, including the sale of Michigan Central Station to Ford Motor Company and the acquisition of the McLouth Steel site. In 2018, Michael was named Economic Bridge Builder of the Year by the Arab American Chamber of Commerce.

John Nix
Partner | Vice President

John leads all real estate execution activities across the company’s industrial development platform. He’s responsible for managing tenant relationships, negotiating leases, identifying strategic opportunities in manufacturing and logistics, and supporting budgeting and land acquisition initiatives. John’s leadership ensures the successful delivery of projects that align with the company’s growth and operational objectives.

Before joining Interstate Capital, John spent his career at an international industrial real estate development firm, where he managed the closing of hundreds of millions of dollars in transactions, including acquisitions, dispositions, and lease executions. This experience provided him with deep expertise in structuring complex deals and navigating dynamic market conditions. 

A graduate of Michigan State University, John combines strategic insight with hands-on execution to drive results. His proven ability to align business objectives with market opportunities makes him a trusted leader in the sector.

Todd Krajniak
Partner | Director of Aquisitions

Todd Krajniak leads the sourcing, evaluation, and negotiation of new investment opportunities. He manages the full acquisition process—from initial market research and underwriting through due diligence and closing—ensuring alignment with the company’s strategic growth goals. His work is critical to identifying properties that meet both investor criteria and long-term value creation targets. 

Todd brings over 15 years of combined experience in commercial real estate and investment advisory. Prior to joining Interstate Capital, Todd Krajniak spent more than a decade as a registered investment advisor, managing actively traded portfolios with a focus on emerging public companies. He later transitioned to commercial real estate, concentrating on fund-level and off-market transactions for high-net-worth individuals and family offices. 

As Founder of Krajniak Capital Management (KCM), he developed investment strategies, upheld strict compliance standards, and built lasting client relationships. Todd’s unique blend of financial and real estate expertise allows him to assess deals with both rigor and creativity, positioning him as a trusted asset in the firm’s acquisition strategy.

Darius Udrys
Director of Communications

Darius Udrys leads our communication strategy, managing the company’s brand, internal and external communications, and government and community relations, and advising on messaging to align corporate communication with Interstate Capital’s goals.

An award-winning media and communications professional with decades of experience—as journalist, content creator, strategist, and senior manager—Darius brings a hands-on approach to ensuring effective corporate communication in everything from strategy to content development.

A former broadcaster with Radio Free Europe in Prague and multimedia journalist with Michigan’s Fox 47 News, Darius has also led marketing, communications, and development teams for academic, municipal, and charitable institutions in the United States and Europe.

Darius holds a PhD and MA in political science from Claremont Graduate University, and a BA in political science and German from Hillsdale College. He teaches at Vilnius University, where he is Associate Professor (Adjunct) of Communications.
